The article examines the aspects of land mortgage formation and development in Russia. The author analyzes the historical experience of land market functioning in the late XIX — early XX century and modern tendencies which appeared during the period of the land reform (1990–2011). The statistic and cartographic data analysis allows to reveal the territorial differences of land mortgage functioning in different regions of the country depending on various socio-economic and natural conditions.
